It’s easy to diversify, you can choose projects from all around the world, and the best thing: you don’t need to have a lot of money to start. Many real estate crowdfunding platforms allow you to start investing with amounts as low as €50.

There are many different platforms available that each has other ways to work and various functionalities.
I’ve created an account for each of them, going through the initial and approval processes. I don’t invest in every one of them, as many are similar, but I see them as valid candidates.

1. EstateGuru
My favorite platform for real estate crowdfunding in Europe is EstateGuru. They are the real estate crowdfunding platform I invest in with the highest position.
EstateGuru is also based in Estonia and is similar to CrowdEstate. Its primary focus is development loans with a fixed interest rate (around 10-12% per year).
I like EstateGuru because they offer a monthly loan repayment, meaning that you can focus on building up your passive income as you get paid monthly on the platform.
The minimum investment in each project is 50 EUR, meaning that it’s easy to diversify your investments. They accept investors from the EEA plus Switzerland.
The platform is straightforward to use, with lots of details on each project. They also offer an auto-invest function, which is convenient if you want to automate your investments altogether.
EstateGuru is a reliable company, and it is one of the pioneers in the crowdfunding real estate market in Europe.
I started investing with EstateGuru in 2019, and I haven’t had any issues with the platform. It’s easy to withdraw money from the platform, and all my projects are successful at this point – despite the COVID crisis. 2. CrowdEstate
CrowdEstate is another platform based in Estonia. It is mainly focusing on development loans, meaning that they build projects to sell them.
Compared to investing in existing real estate, it means that you’re not concerning yourself with many of the day-to-day things – like the apartment needing maintenance or a tenant not paying rent. It can imply less risk and less return.
You will get a fixed interest rate from the start of the project (around 12-18% per year).
The minimum investment in a project is 100 EUR, with a loan term between 6 months and three years. They accept investors from all over the world, except the US.
I like CrowdEstate because they focus on high-quality projects, resulting in a great history of paying back to their 50,000 registered investors. The platform has raised over €92 million in 270 projects.
The platform is easy to use, has a secondary market, and an auto-invest feature – to automate your platform’s investments.

3. Reinvest24
Reinvest24 is an Estonian platform that only focuses on real estate projects. You can buy shares of real estate properties (residential and commercial), where you will receive rental income from them. Besides that, they also invest in renovation projects to either rent or sell it.
I like Reinvest24 because they are open and transparent with their investors. Their communication toward investors is great, also in times of difficulties.
The investments where you can buy shares of real estate properties is something I like. You become the owner of a percentage of the properties and receive a monthly share of the rent, just like when you would own real estate.
I like this form of real estate investing since it gives you passive income that you can use to further invest in the platform. If you’re working towards something like financial freedom, monthly passive income from a platform like this can help you replace your job income with passive income.
The minimum investment is 100 EUR, with an expected annual return of up to 15%, and investors worldwide are accepted. This return includes a 7-8% yield (rental income) and 7% capital appreciation.
I like their monthly updates on the rental properties, and they have introduced a secondary market recently. That means that it’s possible to exit the platform when you desire.
There are many different real estate opportunities where you can invest, including restaurants, small shops, and residential real estate. The many options make it easy to diversify your investments on the platform.
Even though the COVID crisis is going on right now, there are no current issues with repayment. In my experience, they always paid on time and returned their annual expected yield. That’s why I would highly recommend Reinvest24.

Another platform is Property Partner, one of the biggest real estate crowdfunding platforms in the UK and Europe. They are very professional and do extensive research on every opportunity put on their website. The real estate deals you invest in through Property Partner can be for rent or sale.
Property Partner a real estate crowdfunding site that also offers larger deals, like blocks of multiple apartments. It has one of the most diversified portfolios currently available.
There is no minimum investment, given that you can invest from 1 GBP. Investment terms are up to 5 years, with annual returns ranging from 4% to 10%. They accept investors from all over the world, except the US.
What I like about Property Partner because they have a constant flow of projects, a highly liquid secondary market, and updates regarding property status.
However, there might be up to two months between your investment and your first payment, leaving your funds earning no return for that period.

5. BulkEstate
With Bulkestate, you can invest in development loans around Latvia. The platform has over 25,000 investments already made, with an excellent average return of 14.75%.
A big plus on the Bulkestate platform is that you can already start investing from €50, which is as low as it gets.
Another perk that Bulkestate offers is the group-buy. That means if you’re a large investor that wants to invest in multiple apartments, you can buy in bulk and get a huge discount (up to 40%). If you have a larger amount to invest, this is an exciting opportunity.
Bulkestate has strict due diligence, and they can step in when a project goes south. It guarantees safety for you as an investor.
With all this in mind, I recommend having Bulkestate in your real estate crowdfunding portfolio.

To date, they have funded over €48 million invested capital from over 13,000 customers. It is a very solid platform with a stable team, which makes investors very happy with the results so far.
The minimum investment is 500 EUR, with average interest rates around 7%, and investors from all over the world are accepted.
It is an excellent opportunity for diversification since most real estate deals are in the Baltics and Southern Europe!

7. iFunded
iFunded is another one of the leading players in the crowdfunding market in Europe. As the company is German, most of its real estate projects are in the Berlin area. Investing in German real estate is a solid investment; this platform is an excellent choice for that.
The minimum investment differs per project, mostly ranging from 250 to 1000 EUR. The interest rates are between 5-7%, and investors worldwide are accepted – except investors from the US, Canada, Australia, and Japan.
8. Mintos
Mintos is one of my favorite Peer-to-Peer crowdfunding websites, a platform where investors can seek out their loans.
On Mintos, four loan originators have property-backed loans.
What I like about Mintos is its buyback guarantee, its secondary market, and the low level of entry. You can start investing from 10 EUR per loan, which is excellent!
